What You’ll Do - Model the Business: Design, manage, and pressure-test complex financial models across the data center investment lifecycle — including lease, acquisitions and development - Own Leadership Reporting: Prepare and deliver materials for senior management and the Board. - Execute Transactions: Support negotiation of LOIs, PSAs, and lease agreements, and manage diligence and closing processes through to funding. - Shape Location Strategy: Help define which markets and submarkets to pursue based on power availability, customer demand, and competitive positioning. - Evaluate Opportunities: Underwrite individual sites and leases in partnership with the power, design, and construction teams, surfacing risks and recommendations. - Build Market Intelligence: Maintain database of land comps, transaction comps, competitor activity, and powered-land pipeline across target markets — and translate it into investment recommendations. You - Background: 2+ years of experience in infrastructure or real estate investment- modeling deals, capital markets and both acquisition and lease transactions - Industry Familiarity: Have prior exposure to data center, industrial, or infrastructure asset Classes - Communication Skills: Can distill complicated financial analysis into clean, executive-ready decks — strong presentation and storytelling skills are essential. Nice to Have - Experience at investment banking, real estate or data center development
