Incumbents must provide own hand tools, Incumbents must have EPA certifications, Incumbents must have all certifications as required by State and Local jurisdictions, Incumbents must have a valid driver’s license, Stand, walk, and/or sit for extended periods, Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, Work inside and outside in all weather conditions, Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, Local, routine travel may be required, Work a flexible work schedule, Taking “call” during evenings, weekends, and holidays
What They're Looking For.
Must Have
Experience in property management maintenance, other building maintenance, or related trade., Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices., Ability to apply principles of logical thinking to define and correct problems., Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems., Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies., Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use., Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.
Nice to Have
Property management system experience preferred., Knowledge of hot water repair and maintenance highly desired, Basic carpentry knowledge required, Background on different types of roofing materials shingle to BUR Membrane and EPDM highly preferred, Proficient in MS Office Suite and property management software (Yardi/One Site) highly desired
What You'll Do.
Oversee and perform technical and mechanical work
Ensure buildings meet company standards
Manage outside vendors
Follow up on warranties
Develop standards for cleanliness and appearance
Assist with budget development
Delegate and complete resident work orders
Assist and complete work orders
Oversee and complete make-ready process
Develop standards for grounds and common areas
Inspect work performed by team members
Inspect work performed by contractors
Maintain inventory of spare parts
Complete monthly preventative maintenance
Assist in developing budget
Support cost-cutting programs
Conduct safety meetings
Ensure MSDS sheets are current
Demonstrate customer service skills
