Must Have
High school diploma, GED, or related experience and training., Experience in property management maintenance, other building maintenance, or related trade., Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices., Ability to apply principles of logical thinking to define and correct problems., Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and request, and stay calm when addressing and resolving customer problems., Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies., Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use., Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.
Nice to Have
Property management system experience preferred., Vast maintenance management experience in multifamily housing, Knowledge of Hot Water Heater repair and maintenance, carpentry required., Background on different types of roofing materials shingle to BUR Membrane and EPDM highly preferred, property management software (Yardi/One Site) highly desired
What You'll Do.
Oversee and perform technical and mechanical work.
Ensure buildings meet cleanliness and appearance standards.
Manage outside vendors and follow up on warranties.
Develop standards for cleanliness and appearance.
Assist with developing budget for repair and maintenance.
Delegate and complete resident work orders.
Complete work orders generated from resident requests.
Oversee and complete the make-ready process.
Develop standards for community grounds and common areas.
Inspect work performed by service team members.
Inspect work performed by contractors and vendors.
Maintain adequate inventory of spare parts and materials.
Complete monthly preventative maintenance procedures.
Assist Community Manager in developing budget.
Support cost-cutting and expense control programs.
Conduct safety meetings.
Ensure MSDS sheets are current.
Keep up to date on OSHA and safety laws.
Demonstrate customer service skills.
