Must provide own hand tools unless prohibited by State law., Ability to work inside and outside in all weather conditions., Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance., Local, routine travel may be required., Ability to work a flexible work schedule, including evenings, weekends, and holidays., Ability to stand, walk, and/or sit for extended periods of time., Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Must Have

High school diploma, GED, or related experience and training., Experience in property management maintenance, other building maintenance, or related trade., Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices., Ability to apply principles of logical thinking to define and correct problems., Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems., Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies., Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use., Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

Develop standards for community cleanliness and appearance.

Periodically inspect work performed by team members.

Periodically inspect work performed by contractors.

Maintain adequate inventory of spare parts.

Complete monthly preventative maintenance procedures.

Assist Community Manager in budget development.

Support cost-cutting and expense control programs.

Conduct regularly scheduled safety meetings.

Ensure MSDS sheets are current and accessible.

Keep up to date on OSHA and safety laws.
