Eligibility Requirements

Incumbents must provide own hand tools unless prohibited by State law, Incumbents must have a valid driver’s license to operate a golf cart on the property, if applicable, Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet), Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays, Job demands may require incumbents to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, Local, routine travel may be required

What They're Looking For.

Must Have

High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions

Nice to Have

Property management system experience preferred

What You'll Do.

Oversees and performs technical and mechanical work that ensures the inside and external buildings

and common areas of the community meet the Company’s standards for cleanliness

and overall functionality

Assists and completes work orders generated from resident requests for service

as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem

and making repairs in accordance with established policies

and code requirements

Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins

Develops standards for the cleanliness and overall appearance of the community’s grounds

market ready unit interiors

central garbage areas

and other buildings and common areas

Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed

Periodically inspects work performed by contractors

vendors and other service providers to verify the work

materials and services meet quality standards

scope and specifications as required

Maintains adequate inventory of spare parts and maintenance materials

Completes monthly preventative maintenance procedures

Supports cost-cutting and expense control programs

Conducts regularly scheduled Greystar safety meetings

Demonstrates customer services skills by treating residents and others with respect

answering questions from team and residents

responding sensitively to complaints about maintenance services

and assigned work orders with efficiency and urgency
