What They're Looking For.
Must Have
High school diploma or GED, Experience in property management maintenance, Experience in other building maintenance, Experience in related trade, Provide own hand tools, Knowledge of safe tool use, Ability to apply logical thinking, Proficiency in customer service, Proficiency in interpersonal communication, Ability to read and write effectively, Proficiency in internet programs, Proficiency in word processing programs, Proficiency in spreadsheet programs, Proficiency in database management programs, Mathematical skills for calculations

What You'll Do.
Complete work orders from residents
Perform routine upkeep on community
Diagnose defect or problem source
Make repairs according to policies
Complete make-ready process for units
Inspect vacant apartments pre-move-out
Create maintenance punch list
Schedule vendors and contractors
Obtain needed supplies and materials
Complete all maintenance tasks
Inspect completed maintenance work
Develop cleanliness standards for grounds
Develop appearance standards for grounds
Inspect work performed by team members
Develop corrective action plans
Inspect work performed by contractors
Verify contractor work quality
Maintain adequate spare parts inventory
Maintain maintenance materials inventory
Order supplies and tools
Complete monthly preventative maintenance
Assist in budget development
Support cost-cutting programs
Support expense control programs
Fix parts instead of replacing
Avoid waste of materials
Practice correct tool use
Conduct safety meetings
Ensure MSDS sheets are current
Keep up-to-date on safety laws
Ensure community safety compliance
Demonstrate customer service skills
Treat residents with respect
Answer questions from team
Answer questions from residents
Respond sensitively to complaints
