What You'll Achieve.
Ensure the inside and external buildings, ground, amenities, and common areas meet Company’s standards for cleanliness, appearance, safety, and overall functionality.; Prepare vacant apartment homes for leasing and new move-ins.; Ensure grounds, amenities, building exteriors, and common areas reflect and represent the high quality of the community and Greystar standards.; Verify work, materials and services meet quality standards, scope and specifications.; Stay within budgetary guidelines.; Ensure community compliance with OSHA and other safety related laws and requirements.
Industry & Context.
Apply principles of logical thinking to define and correct problems.
Must provide own hand tools unless prohibited by State law., Must have EPA certifications Type and II or Universal if the position requires working on a sealed HVAC system., Must have all certifications as required by State and Local jurisdictions., Must have a valid driver’s license to operate a golf cart on the property, if applicable., Stand, walk, and/or sit for extended periods of time., Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas., Work inside and outside in all weather conditions., Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance., Local, routine travel may be required., Work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.
What They're Looking For.
Must Have
High school diploma, GED, or related experience and training., Experience in property management maintenance, other building maintenance, or related trade., Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices., Ability to apply principles of logical thinking to define and correct problems., Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems., Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies., Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use., Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

What You'll Do.
Complete work orders generated from resident requests.
Perform routine upkeep on the community.
Diagnose and repair defects or problems.
Complete the make-ready process for vacant apartments.
Inspect work performed by other team members.
Inspect work performed by contractors and vendors.
Maintain adequate inventory of spare parts.
Complete monthly preventative maintenance procedures.
Conduct safety meetings.
Demonstrate customer service skills.
How You'll Work.
Team & Collaboration
Interact with residents, clients, team members, and other business contacts.; Represent company management in a support capacity.; Act as the first point of contact for internal team members and external visitors.; Assist Community Manager in developing the budget.
