What They're Looking For.
Must Have
3-5 years in a comparable position, At least three years of demonstrated experience working in apartment buildings’ maintenance, two years’ experience as a lead and/or maintenance supervisor, valid state-issued driver’s license, EPA certification Type and II (as required), MS Office including Excel, Word, Outlook, Experience with HVAC systems’ maintenance and repair, Experience with plumbing and electrical system maintenance and repair, Other general maintenance experience such as carpentry, painting and drywall repairs, appliance maintenance and keying and/or replacing unit doors
What You'll Do.
Ensure scheduled preventive maintenance tasks are completed
Direct maintenance technicians or third-party vendors
Oversight of maintenance team’s efforts
Complete common area and/or exterior preventive maintenance
monitor and follow up on residents’ work orders
Schedule work using a third-party vendor
Adhere to approved operating budget
Provide operating cost estimates for budgeting
Meet with Assistant Property Manager weekly
Respond to work orders within 24 hours
Maintain binder with tabs for each unit
Review printed work orders
Confirm status of completed work orders
Responsible for inventory control
Direct maintenance operations for upkeep
Repair and/or maintain items to standards
Replace burnt out bulbs
Ensure central plant equipment is under contract
Ensure roofs are inspected and maintained
Ensure access device equipment is under contract
Ensure parking equipment is under contract
How You'll Work.
Team & Collaboration
Work closely with the Property Manager; Meet with the Assistant Property Manager on a weekly basis; Work with Property Manager to ensure equipment is under contract
Communication Scope
Ability to write correspondence and/or reports accurately; Ability to respond to common inquiries or complaints; Ability to effectively present information
