ensure the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality; ensure that they reflect and represent the high quality of the community and Greystar standards; ensure community compliance with OSHA and other safety related laws and requirements; driving accountability; immediate results

Incumbents must provide own hand tools unless prohibited by State law, must have a valid driver’s license to operate a golf cart on the property, if applicable, stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, work inside and outside in all weather conditions, push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, Local, routine travel may be required, work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays, step in quickly, assess the situation, and take ownership of stabilizing operations, Be hands-on and capable of completing in-house repairs (vinyl plank replacement, door/frame repairs, etc.)
What They're Looking For.
Must Have
High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions
Nice to Have
Property management system experience preferred, Preferred bilingual, to communicate in both English and Spanish both written and verbal to team members and residents, Have leadership experience managing a team of 5 and driving accountability, Be highly organized and able to prioritize effectively in a fast-paced environment, Be familiar with Greystar standards, SOPs, and reporting expectations, Have experience managing large work order backlogs and high-volume make readies, Be knowledgeable in handling more complex issues such as water intrusion and preventative maintenance planning, Be comfortable stepping into a property that needs structure, consistency, and immediate results
What You'll Do.
Oversee and perform technical and mechanical work
Ensure community standards for cleanliness and appearance
Complete work orders for resident requests and routine upkeep
Oversee and complete the make-ready process for vacant apartments
Develop standards for community cleanliness and appearance
Periodically inspect work performed by team members
Periodically inspect work performed by contractors
Maintain adequate inventory of spare parts and materials
Complete monthly preventative maintenance procedures
Assist Community Manager in budget development
Support cost-cutting and expense control programs
Conduct regularly scheduled safety meetings
Demonstrate customer service skills
