Must Have
Senior Fire Safety Manager, Degree in Mechanical/ Electrical Engineering or its equivalent with at least 3-5 years of experience, Diploma in Building Services/ Mechanical/ Electrical or its equivalent with at least 5-8 years of experience, Relevant experience in managing high rise commercial buildings or mixed developments, Knowledge of operation, maintenance, fit out practices and related local ordinances, Experience in formulating and implementing maintenance policies and procedures, project management for capital works, Managerial experience is essential, Ability to work under pressure

What You'll Do.
Leading the M&E team to deliver high level of Property Management services for a mixed development
Day-to-day maintenance and operations of M&E systems
Monitoring and maintaining efficient and safe operation of all M&E & related systems
Ensuring all systems operate in accordance with system design and operation intent
Developing and monitoring preventive and comprehensive maintenance plan
Planning and procuring parts & maintenance services within set budget
Coordinating and supervising maintenance activities
Carrying out ad-hoc project works to enhance M&E and related systems
Reviewing and approving tenant fit-out applications
Preparing Expense Approvals and Proposal Papers
Managing the delivery of excellent customer services
planning and preparing budget and monitoring expenditure
Liaising with and ensuring professional management of tenants
Preparing and submitting monthly reports
Leading and supervising the M&E team to achieve set KPIs
Assisting in tender process
Working closely with other departments
Monitoring utilities consumption and reading of building equipment and fittings
Preparing quarterly sustainability report
Ensuring Green Mark compliance
Driving sustainability initiatives
Laying down procedures and contact numbers for emergency situations
Ensuring the implementation and maintenance of the OMS system
timely and completed reports
Preparing annual budgets and quarterly reforecasts
Managing all accounts payable for the property
Responding to problems and concerns and ensuring compliance with rules and regulations
