What You'll Do.
Oversee operations of housing community portfolio
Manage all phases of operations
Manage financial administration
Document administration adequately
Communicate with direct supervisor
Terminate appropriately when necessary
Prepare request for salary increase
Assist with other team members
Sign off on all requests from site
Provide review to Regional
Communicate with Regional
Recommend adjustments
Develop yearly operating budgets
Develop yearly forecasts
Provide monthly written evaluation of income
Provide monthly written evaluation of expense
Suggest Capital improvement
Monitor all proposals
Monitor all contracts for large projects
Check work in progress
Ensure proper response to property emergencies
Ensure handling of property emergencies
Manage excellent customer service
Monitor service request turnaround
Monitor responsiveness of maintenance staff
Maintain property appearance
Ensure repairs are noted
Ensure repairs are completed timely
Plan for property resources
Utilize property resources economically
Obtain bids from vendors
Obtain pricing from vendors
Deal with inadequate service
Give direction to maintenance activities
Give direction to construction activities
Give direction to rehabilitation activities
