What You'll Do.
Oversee operations of housing community portfolio
Manage all phases of operations
Manage financial operations
Document administration adequately
Communicate with direct supervisor
Terminate staff appropriately
Prepare salary increase requests
Assist with team member requests
Sign off on site requests
Provide counseling statements
Provide written evaluations
Provide salary requests for review
Document regional operations adequately
Communicate with Regional Manager
Identify operational trends
Recommend strategies and adjustments
Develop yearly operating budgets/forecasts
Provide monthly written evaluation of income and expense
Provide Capital improvement suggestions
Monitor proposals and contracts for large projects
Monitor work in progress
Ensure proper response to property emergencies
Handle property emergencies with staff
Handle property emergencies with residents
Handle property emergencies with buildings
Manage excellent customer service
Monitor service request turnaround
Monitor responsiveness of maintenance staff
Maintain property appearance
Ensure repairs are noted and completed
Conduct regular property inspections
Conduct regular property tours
Plan for property resources
Utilize property resources economically
Obtain bids/pricing from vendors
Obtain bids/pricing from suppliers
