Bachelor's degree or equivalent in Construction Management, Senior-level experience managing multi-disciplinary teams, Demonstrated experience as a development manager or STO role, Financial modelling and analytical skills, Experience with development cost plans, Experience with cost reports, Experience with NPC/TCO analysis, Experience with GMP/Fixed Price structures, Ability to work effectively across internal and external organisations

Proven success delivering large-scale real estate developments, Experience with industrial real estate, Experience with land negotiations, Experience with CDO or CSI, Familiarity with BTS and Hybrid development agreement structures, Knowledge of entitlement processes, Knowledge of permitting processes, Knowledge of AHJ engagement processes across multiple EMEA jurisdictions, Fluency in any European language in addition to English, MRICS, RICS, or equivalent professional qualifications

Full Job Description
Data center development for AWS will be led by the Real Estate Development Manager (REDM). You will assume accountable ownership of the real estate development process — acting as Single Threaded Owner (STO) on behalf of DCSS — from exchange of contracts on Development Agreements and/or Acquisition Agreements until fulfilment of the contracted development obligations of both AWS and our developer partners. You will be responsible for ensuring that all internal and external stakeholders are progressing collaboratively and effectively to deliver real estate facilitating capacity for our customers within scope, specification, programme, and budget. Early resolution of challenges, through the exercise of high-velocity decision-making within your authority, and early escalations where not, will be a regular occurrence. Prior to assuming accountable ownership, you may collaborate with Real Estate Transaction Managers (RETMs) in the negotiation of the scope, specification, programme, and budget for the development. You will play a key role in settling the detailed contractual arrangements, ensuring they are appropriate to the effective management of the development post-transaction.
