We’re looking for a Kelowna-based Project Director to confidently step up from Senior PM into Project Director in ~six months, running ground‑up commercial, institutional, and multi‑residential projects from design through close‑out. Key Responsibilities * Own full lifecycle delivery of ground‑up commercial, institutional, and multi‑residential projects from preconstruction through close‑out. * Lead design review and constructability input; develop winning methodologies and clear scopes. * Estimate and control budgets at Class D, Class B and Tender levels; prepare tender recaps and manage subtrade buy‑outs. * Manage contract strategy and administration for open CM (CCDC 5A/5B) and converted CM (CCDC 2) models; execute CM conversions through risk id
