Eligibility Requirements

Weekend Availability Thursday-Monday 9am-6pm *subject to change depending on business needs., Incumbents must have valid driver’s license to operate a golf cart on property., Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas., Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)., Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance., Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position., Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.

What You'll Do.

coordinating the community’s marketing

and renewal strategies to achieve occupancy

and resident retention goals

performing all activities related to leasing to new residents

providing resident satisfaction throughout the term of the lease

securing resident lease renewals

greeting and qualifying prospects

conducting community tours and showing apartments

processing applications

and criminal background checks

preparing the lease and move-in package

ensuring a smooth resident move-in and lease signing

inspecting apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team

staying informed about current market and competitor conditions

develops and implements short- and long-term marketing plans and goals to sustain occupancy

follows the community’s established policies related to concessions

and other programs to boost occupancy

designs and executes marketing activities to create and drive traffic to the community

uses the on-site property management software (OneSite

etc.) to track apartment availability

record traffic and leasing activities

manage resident and prospect data

and capture critical demographic and other information about existing and future residents

ensures that the community and show units meet the Company’s standards for show quality

follows-up with prospects and new residents to ensure satisfaction

executes and performs activities in support of the community’s lease renewal program

responds quickly and courteously to resident and client/owner concerns and questions

takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s)
