Must be available to work on weekends when scheduled, must be able to perform the essential job functions unaccompanied, able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays, Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous, Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance, The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat, Intermittently required to sit and perform keyboard work, Routine local travel may be required to run business-related errands including but not limited to meetings and training, Non-local travel may be required for business-related responsibilities, drug-free, harassment free workplace
What They're Looking For.
Must Have
Working knowledge of OSHA standards and MSDS regulations, 1 - 3 Years Supervisor Experience, 1 - 3 Years Management Experience, Current Valid Driver's License, EPA certifications Type and II or Universal for refrigerant recycling, Certified Pool Operator or a Certified Spa and Pool Operator certificate, all certifications required by State and Local jurisdictions
Nice to Have
Technical degree, 2-3 years of apartment maintenance experience or equivalent
What You'll Do.
oversees and performs technical and mechanical work that ensures the inside and external buildings
and common areas of the property meet the Company’s standards for cleanliness
and overall functionality
Manages maintenance team and assists in employee evaluations
Oversees all aspects of the “Make Ready” process from beginning to end
completes work orders generated from resident requests for service
as well as routine upkeep on the property
diagnosing the source or cause of the defect or problem
Periodically inspects work performed by other service team members
Periodically inspects work performed by contractors
vendors and other service providers
Maintains adequate inventory of spare parts and maintenance materials
works with Community Manager to order supplies and tools
Assists Community Manager in developing the budget for maintenance and capital expenses
Supports cost-cutting and expense control programs
Completes monthly Preventative Maintenance procedures
Responsible for safety
and general appearance and appeal of property
reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents
Ensures property maintenance team complies with Company’s standards regarding service requests
Conducts regularly scheduled RangeWater safety meetings
Resolve customer complaints and issues
