Eligibility Requirements

Must be able to lift 50 pounds without difficulty, Work performed both outdoors and indoors, Significant amount of bending and reaching daily, Appropriate attire must be worn for this position, Must wear necessary safety attire and/or use appropriate equipment/tools, Moderate to low overtime required throughout the year, on-call rotation

What They're Looking For.

Must Have

at least two years’ experience in property maintenance or equivalent field, Completion of Grace Hill/Yardi On-Line Training – Essential Skills for New Supervisor and Conflict Resolution for Supervisors, Consistent successful use of all Yardi Maintenance Systems including processing service request through the IPhone, Knowledgeable in maintaining PayScan per company policy, Able to maintain adequate inventory to minimize any disruption of operating the business, Able to schedule effectively to maximize team member’s strengths and contractor efficiency, Valid Driver’s License with proof of current liability insurance, Knowledge of Basic Mechanical Concepts Heating and Air Conditioning and other State Regulated Certifications where required, experience in all trades (plumbing, electrical, a/c, etc.) a must, Customer service attitude, flexibility, the ability to work in a team environment, Reliable transportation is a MUST, Availability to work on-call rotation

Nice to Have

at least 2 years experience in apartment maintenance on 200 unit property, CPO Certified – HVAC Certification Universal

What You'll Do.

identify and correct any and all problems involving the property

implement procedures that will prevent such problems

Perform maintenance tasks

Oversee work performed by Maintenance Technicians

Inspect work performed by Maintenance Technicians

Institutes and manages system for handling resident service requests

Corrects situations within 24 hours when possible

coordinating and directing the maintenance staff

schedules maintenance personnel

Conducts regularly scheduled safety meetings

communicates HAZCOM standards

Keeps SDS sheets current and readily accessible

Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials

aware of the condition of physical property

immediately correct unsafe conditions

Maintains accurate records regarding preventive maintenance

service requests (received and completed)

apartment make-ready status

Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis

Inspects and maintains all tools in excellent condition

Indoctrinates and assists in development of all subordinate maintenance staff

Instills a "safety first" attitude

Instructs staff on proper use and guidelines for wearing safety items

Diagnoses and performs minor and routine maintenance and repair in assigned areas

Ensures that all make-ready repairs and services are completed correctly and on schedule

Reports all major repairs and requisitions to manager prior to any expenditure of funds

Changes locks and makes keys

Removes and transfers heavy appliances and equipment from storage area to apartment

Assists in moving abandoned furniture

Maintains adequate inventory of spare parts and maintenance materials

Identifies all utility meter cut-offs

apartment and fixture cut-offs

sewer cleanouts and prepares maps indicating same

Performs work area clean-up and safety related duties

Ensures that storage areas remain locked when not in use

Assists in keeping grounds neat and free of litter

Assists with disturbances and other property emergencies during business hours

Performs any additional duties assigned by manager or property supervisor
