What You'll Do.
Assist in all maintenance requests
Perform preventative maintenance
Perform amenity area maintenance
Complete maintenance work orders for residents
Respond to emergency maintenance requests
Prepare vacant apartments to make rent ready
Keep maintenance shop clean
Maintain adequate stock/inventory of parts
Interact directly with residents
Enter service requests and status updates into database
Monitor contractors work performance
Support Maintenance Manager in meeting budget responsibilities
Follow and promote company policies and procedures
Make Customer Service a priority
Perform light cleaning duties
Clean the grounds and amenity areas
Maintain amenity areas
Wear clean and neat uniform
Maintain clean and neat personal appearance
Communicate with residents and prospects
Read and/or listen to resident requests/complaints
Receive resident complaints in a calm

Full Job Description

Responsibilities: Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community. Completes maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.). Responds and resolves emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays). Prepares vacant apartments to make rent ready. Performs preventative maintenance work. Keep the maintenance shop clean and organized; maintains adequate stock/inventory of parts for equipment, appliances, etc. Interacts directly with residents. Maintains logbooks and databases; enters service requests and status updates into database. Assists in monitoring contractors work performance. Supports the Maintenance Manager in meeting budget responsibilities. Follows and promotes company policies and procedures. Must make Customer Service a priority. If the property does not have a housekeeper, Apartment Maintenance Technician light cleaning duties will be required such as cleaning models, club houses, leasing office, emptying trash, cleaning the grounds and amenity areas, etc. Maintain (clean, orderly, and in working conditions) all amenity areas (pool, compactors, weight rooms, parking decks, etc.) Customer Service Responsibilities
