Must Have

Valid state-issued driver’s license, One to three years of experience in facility maintenance and/or mechanical repair, HVAC experience, EPA Type II or Universal and/or Pool Certification required at hire or within 90 days of assuming the position

What You'll Do.

Perform general maintenance and repair

Ensure apartment units and property facilities are maintained

Repair electrical appliances

Repair carpentry and locks

Assist with preparing vacant apartment units for rental

Follow a planned preventative maintenance schedule

Respond to tenant/building work orders within 24 hours

Complete preventive maintenance work

Coordinate repair and/or maintenance of doors

Clean out appliance filters

Operate all systems including high end appliances

Wet vac condensation pans

Verify thermostat settings

Snake and clear plumbing blockages

Replace electrical sockets

Reattach flooring thresholds

Perform minor wall repair

Perform ceiling repair

Replace plumbing fixtures

Examine and diagnose HVAC unit problems

Determine repair or replacement method for HVAC units

Make HVAC repairs and/or replacements

Perform preventative maintenance on HVAC units

Perform minor to moderate plumbing repairs

Perform minor electrical repairs

Repair and replace furnished kitchen appliances

Consult on advanced or severe repairs

Dispose of and remove appliances

Perform painting projects

Perform make ready projects for vacant units

Perform swimming pool maintenance

Perform other facility and/or landscape projects

POSITION PURPOSE: The Residential Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are maintained per CIM Group operating and safety standards. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks.  Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment units for rental and following a planned preventative maintenance schedule.  ## ESSENTIAL FUNCTIONS The following will involve working with the Property Manager, Assistant Property Manager and/or Maintenance Supervisor: Ensure all tenant/building work orders are responded to within 24 hours, and handled in the most efficient manner with documentation as to work-completed on work order. Complete preventive maintenance work in house such as appliances or as may be directed by a member of the property management team.
