What They're Looking For.
Must Have
3-5 Years of Related Experience, Previous Service Supervisor experience, High school diploma, GED, or related experience and training, Experience in property management maintenance, Knowledge and skill in safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions

What You'll Do.
Assist and complete work orders
Diagnose source or cause of defect or problem
Make repairs in accordance with established policies
Oversee and complete the make-ready process
Inspect vacant apartment homes
Create a punch list of maintenance work needed
Schedule vendors and contractors
Obtain needed supplies and materials
Complete all maintenance tasks
Inspect completed work
Develop standards for cleanliness and appearance
Inspect work performed by other service team members
Assess effectiveness of policies and procedures
Develop corrective action plans
Inspect work performed by contractors
materials and services meet quality standards
Maintain adequate inventory of spare parts
Order supplies and tools within budgetary guidelines
Complete monthly preventative maintenance procedures
Assist Community Manager in developing budget
Support cost-cutting and expense control programs
Fix rather than replace parts
Conduct regularly scheduled safety meetings
Ensure MSDS sheets are current
Keep up to date on OSHA and safety
Demonstrate customer service skills
Treat residents and others with respect
Answer questions from team and residents
Respond sensitively to complaints about maintenance services
Assign work orders with efficiency and urgency
