What They're Looking For.
Must Have
High school diploma or equivalent, 2+ years maintenance supervisory experience, Live within 30 miles of assigned property, Valid driver's license, Current automobile insurance, Furnish own reliable vehicle, Basic hand tools, Use general maintenance equipment, Ability to diagnose and repair appliances, Ability to diagnose and repair HVAC, Ability to diagnose and repair plumbing, Ability to diagnose and repair electrical, Ability to diagnose and repair sheetrock, Ability to diagnose and repair carpentry, Ability to diagnose and repair pool care, Ability to diagnose and repair roofs, Ability to diagnose and repair gutters, Ability to diagnose and repair painting, Ability to diagnose and repair irrigation, Ability to diagnose and repair landscaping, Ability to diagnose and repair fountains, Ability to diagnose and repair foundations, Ability to diagnose and repair sidewalks, Ability to diagnose and repair ice removal, Ability to diagnose and repair snow removal, Ability to diagnose and repair golf carts, Ability to diagnose and repair small engines
Nice to Have
Maintenance experience in multifamily industry, EPA certification Type II, CPO certification
What You'll Do.
Perform hands-on repairs and maintenance
Supervise maintenance associates
Supervise outside contractors
Perform general management functions
Assist Property Manager with customer service
Prioritize service requests
Assign service requests
Monitor daily completion of service requests
Follow up on outstanding items
Assist in service request completion
Inspect grounds and buildings daily
Minimize liability concerns
Ensure excellent curb appeal
Maintain preventative maintenance program
Minimize future repairs
Identify energy-saving measures
Manage maintenance supply inventory
Adhere to budget guidelines
Maintain organized maintenance shop
Adhere to safety standards
Teach safe work practices
Promote safe work practices
Participate in unit inspections
Assist residents with move-in process
Assist residents with move-out process
Manage key control program
Schedule maintenance/repairs for turn events
Direct workers in maintenance/repairs
Supervise vendors during turn process
Supervise contractors during turn process
Supervise maintenance team
Prepare vacant units for marketing
Direct workers in scheduled maintenance
Perform scheduled maintenance on equipment
Address resident concerns
Address employee concerns
Assist with general upkeep
Assist with cleaning office
Assist with cleaning common areas
Maintain accurate records
Obtain bids for capital improvements
Maximize property performance within budget
