High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions

Oversees and performs technical and mechanical work

Ensures community standards for cleanliness

Completes work orders for resident requests and routine upkeep

Diagnoses and makes repairs to defects or problems

Completes the make-ready process for vacant apartments

Develops standards for community grounds and common areas

Inspects work performed by other team members

Inspects work performed by contractors and vendors

Maintains adequate inventory of spare parts and materials

Completes monthly preventative maintenance procedures

Assists in developing budget for repair and maintenance

Supports cost-cutting and expense control programs

Conducts regularly scheduled safety meetings

Ensures MSDS sheets are current and accessible

Keeps up to date on OSHA and safety laws

Demonstrates customer service skills

To learn more, visit [www.greystar.com](http://www.greystar.com). **JOB DESCRIPTION SUMMARY** This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. **JOB DESCRIPTION** • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. • Develops standards for the cleanliness and overall appearance
