What You'll Achieve.
Ensure the inside and external buildings, ground, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality; Prepare vacant apartment homes for leasing and new move-ins; Ensure community grounds, amenities, and buildings reflect high quality standards; Verify work, materials and services meet quality standards, scope and specifications; Stay within budgetary guidelines; Ensure community compliance with OSHA and other safety related laws

Apply principles of logical thinking to define and correct problems; Diagnosing the source or cause of the defect or problem
Rotating On Call between 4 individuals, Must provide own hand tools, Ability to stand, walk, and/or sit for extended periods, Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, Ability to work inside and outside in all weather conditions, Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, Local, routine travel may be required, Ability to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays, EPA certifications Type and II or Universal, Valid driver’s license
What They're Looking For.
Must Have
High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions
Nice to Have
Experience with RealPage/Happy Property, Ability to communicate effectively in both English and Spanish, Property management system experience
What You'll Do.
Oversee and perform technical and mechanical work
Ensure buildings meet company standards
Complete work orders from resident requests
Diagnose and repair defects or problems
Complete the make-ready process for vacant units
Develop standards for community appearance
Inspect work performed by service team members
Inspect work performed by contractors and vendors
Maintain adequate inventory of spare parts
Complete monthly preventative maintenance procedures
Assist in developing repair and maintenance budget
Support cost-cutting and expense control programs
Conduct safety meetings
Ensure MSDS sheets are current
Keep up to date on safety laws
