Incumbents must provide own hand tools unless prohibited by State law, Ability to stand, walk, and/or sit for extended periods of time, Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, Ability to work inside and outside in all weather conditions, Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently, Ability to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds with assistance, Local, routine travel may be required, Ability to work a flexible work schedule, Taking 'call' during evenings, weekends, and holidays, Valid driver’s license

What They're Looking For.

Must Have

High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions

Nice to Have

Property management system experience preferred

What You'll Do.

Oversee and perform technical and mechanical work

Ensure community standards for cleanliness

Assist and complete work orders for resident requests

Perform routine upkeep on the community

Diagnose and make repairs to defects or problems

Oversee and complete the make-ready process for vacant apartments

Complete pre-move-out inspections

Create punch lists of maintenance work needed

Schedule vendors and contractors as needed

Obtain needed supplies and materials

Complete all maintenance tasks

Inspect completed work

Develop standards for community cleanliness and appearance

Inspect work performed by service team members

Develop corrective action plans

Inspect work performed by contractors and vendors

and services meet quality standards

Maintain adequate inventory of spare parts and maintenance materials

Order supplies and tools within budgetary guidelines

Complete monthly preventative maintenance procedures

Assist in developing the budget for repair and maintenance

Support cost-cutting and expense control programs

Conduct regularly scheduled safety meetings

Ensure MSDS sheets are current and accessible

Keep up to date on OSHA and safety laws

Ensure community compliance with safety laws

Demonstrate customer service skills

Treat residents and others with respect

Answer questions from team and residents

Respond sensitively to complaints about maintenance services

Complete assigned work orders with efficiency and urgency
