Must Have
High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions

What You'll Do.
Oversee and perform technical and mechanical work
Ensure community standards for cleanliness
Complete work orders for resident requests and routine upkeep
Diagnose and repair defects or problems
Oversee and complete the make-ready process for vacant apartments
Develop standards for community cleanliness and appearance
Inspect work performed by service team members
Inspect work performed by contractors and vendors
Maintain adequate inventory of spare parts and materials
Order supplies and tools within budgetary guidelines
Complete monthly preventative maintenance procedures
Assist in developing the budget for repair and maintenance
Support cost-cutting and expense control programs
Conduct safety meetings
Ensure MSDS sheets are current and accessible
Stay up to date on OSHA and safety laws
Demonstrate customer service skills

To learn more, visit [www.greystar.com](http://www.greystar.com). **JOB DESCRIPTION SUMMARY** This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. **JOB DESCRIPTION** • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. • Develops standards for the cleanliness and overall appearance
