Must Have
1-2 Years of Related Experience, High school diploma, GED, or related experience, Experience in property management maintenance, Experience in other building maintenance, Knowledgeable and skilled in safe use of hand tools, Knowledgeable and skilled in safe use of power tools, Knowledgeable and skilled in safe use of user-moved aids, Knowledgeable and skilled in safe use of mechanical equipment, Knowledgeable and skilled in safe use of measuring devices, Ability to apply principles of logical thinking, Proficiency in customer service skills, Proficiency in interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet programs, Proficiency in word processing programs, Proficiency in spreadsheet programs, Proficiency in database management programs, Mathematical skills to add, subtract, multiply, and divide, EPA certifications Type and II or Universal, All certifications as required by State and Local jurisdictions, Valid driver’s license, Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently, Ability to push, pull, lift, carry, or maneuver weights up to 50 pounds with assistance, Ability to work inside and outside in all weather conditions

What You'll Do.
Assist and complete work orders
Diagnose source or cause of defect or problem
Make repairs in accordance with policies
Oversee and complete the make-ready process
Inspect vacant apartment homes
Create a punch list of maintenance work
Schedule vendors and contractors
Obtain needed supplies and materials
Complete all maintenance tasks
Inspect completed work
Develop standards for cleanliness and appearance
Inspect work performed by other service team members
Develop corrective action plans
Inspect work performed by contractors
materials and services meet quality standards
Maintain adequate inventory of spare parts
Maintain adequate inventory of maintenance materials
Order supplies and tools within budgetary guidelines
Complete monthly preventative maintenance procedures
Assist Community Manager in developing budget
Support cost-cutting programs
Support expense control programs
Fix rather than replace parts
Do not be wasteful with materials
Practice correct use for tools and equipment
Conduct Greystar safety meetings
Ensure MSDS sheets are current
Keep up to date on OSHA requirements
Keep up to date on other safety laws
Ensure community compliance with safety laws
Demonstrate customer services skills
Treat residents and others with respect
Answer questions from team and residents
Respond sensitively to complaints about maintenance services
Complete assigned work orders with efficiency and urgency
