Eligibility Requirements

Incumbents must provide own hand tools unless prohibited by State law, Incumbents must have EPA certifications Type and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc., Incumbents must have all certifications as required by State and Local jurisdictions., Incumbents must have a valid driver’s license to operate a golf cart on the property, if applicable., stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet), push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, Local, routine travel may be required, work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays

What They're Looking For.

Must Have

High school diploma, GED, or related experience and training, Experience in property management maintenance, other building maintenance, or related trade, Must provide own hand tools unless prohibited by State law, Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, Ability to apply principles of logical thinking to define and correct problems, Proficiency in customer service and interpersonal communication skills, Ability to read, write, and communicate effectively, Proficiency in internet, word processing, spreadsheet, and database management programs, Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions

Property management system experience preferred

What You'll Do.

Oversees and performs technical and mechanical work that ensures the inside and external buildings

and common areas of the community meet the Company’s standards for cleanliness

and overall functionality

Assists and completes work orders generated from resident requests for service

as well as routine upkeep on the community

Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins

Develops standards for the cleanliness and overall appearance of the community’s grounds

market ready unit interiors

central garbage areas

and other buildings and common areas

Periodically inspects work performed by other service team members

Periodically inspects work performed by contractors

vendors and other service providers

Maintains adequate inventory of spare parts and maintenance materials

Completes monthly preventative maintenance procedures

Assists Community Manager in developing the budget for regular repair and maintenance and capital projects

Supports cost-cutting and expense control programs

Conducts regularly scheduled Greystar safety meetings

Ensures all MSDS sheets are current and readily accessible

Keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance

Demonstrates customer services skills by treating residents and others with respect

answering questions from team and residents

responding sensitively to complaints about maintenance services

and assigned work orders with efficiency and urgency
