What You'll Do.

Oversee and perform technical and mechanical work

Ensure buildings meet company standards

Manage outside vendors

Follow up on warranties

Develop standards for cleanliness and appearance

Assist with developing repair and maintenance budget

Delegate and complete resident work orders

Complete work orders generated from resident requests

Perform routine upkeep on community

Diagnose source of defect or problem

Make repairs according to standards

Oversee and complete make-ready process

Prepare vacant apartment homes for leasing

Complete pre-move-out inspection

Create punch list of maintenance work

Schedule vendors and contractors

Obtain needed supplies and materials

Complete all maintenance tasks

Inspect completed work

Develop standards for grounds cleanliness and appearance

Inspect work performed by service team members

Develop corrective action plans

Inspect work performed by contractors

Verify work meets quality standards

Maintain adequate inventory of spare parts

Order supplies and tools within budget

Complete monthly preventative maintenance procedures

Assist Community Manager in developing capital project budget

Support cost-cutting programs

Fix rather than replace parts

Conduct safety meetings

Ensure MSDS sheets are current

Keep up to date on safety laws

Demonstrate customer service skills

Treat residents with respect

Answer questions from team and residents

Respond sensitively to complaints

Complete assigned work orders with efficiency
