Availability to work full-time: Monday - Friday, 8:00am - 5:00pm, emergency on-call rotation, Snow removal, Responding to periodic after hours “emergency” maintenance requests

What They're Looking For.

Must Have

3 or more years of related experience, Supervisory experience is required, EPA Type & II Certification required, Exceptional attention to detail, A valid driver’s license with proof of insurance and reliable method of transportation, High school diploma or equivalent

Nice to Have

CPO and CAMT certifications preferred, Aquatherm system experience preferred

What You'll Do.

Oversee all day-to-day needs of the community

Maintain the campus and all mechanical

Manage contractor services and parts inventory

Manage maintenance related supplies

Respond to periodic after hours “emergency” maintenance requests

Ensure timely completion of all service requests

Ensure all community amenities are always market ready

manage and report on maintenance related activities and budget

Negotiate rates and maintains positive relationships with local service providers

Coordinate the execution of the property’s preventive maintenance plan

Perform specialist level troubleshooting and repairs

Take responsibility for other work-related tasks

Participate in planning and execution of capital improvement projects

What we’re looking for: We are seeking a full-time Maintenance Supervisor to join our growing team in Lexington, Kentucky. As a Maintenance Supervisor at Ackermann Group, you will be responsible for collaborating with the Community Manager to oversee all day-to-day needs of the community. The Maintenance Supervisor must possess adequate trade-related proficiency and communication skills to deliver excellent customer service as well as strong tactical and technical ability to effectively maintain the campus and all mechanical, and structural needs of the property. This role requires familiarity with a maintenance budget and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilites include: Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance. Ensuring unit make-ready schedule meets expectations. Ensuring vacant market readiness. Managing maintenance related supplies, inventory and budget. Snow removal.
