What They're Looking For.
Must Have
Six to seven years maintenance experience required, Supervisory experience, Ability to analyze a problem and make sound judgment, Computer skills, including spreadsheets and word processing, Ability to complete necessary paperwork, including invoices, purchase orders and work tickets, Frequent lifting of 100lbs, bending, stooping and standing, Special safety precautions required, including protective gear
Nice to Have
Technical school training in plumbing, electrical and HVAC preferred, CDL preferred, HVAC certification/Maintenance training
What You'll Do.
Assist in budget preparation and monitoring
Take corrective action to stay in compliance
stock and monitor all supplies through vendors
Accompany and assist repairmen
Ensure successful completion of work orders
Perform general upkeep and repair of kitchen appliances
Perform general services for residents
Repair leaking faucets
Check and service HVAC equipment
Maintain appropriate building temperature
Promote preventative maintenance
replace and repair electrical equipment
Assist in grounds keeping
Assist in snow removal
Inspect fire alarms and sprinklers
Rehab apartments thoroughly and in a timely manner
Perform miscellaneous duties as instructed by the Apartment
Serve on-call and respond to pages
Participate in Maintenance/Apartment Management meetings
Furnish reports and plans for the department
Read all internal memos

Summary Assists in the preparation and monitoring of the budget and taking corrective action required to stay in compliance. Orders, stocks and monitors all supplies through vendors. Accompanies and assists all repairmen while in the building. Ensures the successful completion of work orders. Performs general upkeep and repair of kitchen appliances and fixtures. Performs general services for residents such as repairing leaking faucets, changing light bulbs, hanging pictures, cleaning filters, etc. Checks and services all HVAC equipment as needed and maintains appropriate building temperature. Consistently assesses equipment and promotes preventative maintenance. Inspects, replaces and repairs electrical equipment such as bulbs, sockets, receptacles and switches. Assists in grounds keeping and snow removal. Inspects fire alarms and sprinklers throughout the facility to ensure that they are operating according to standards. Rehabs apartments thoroughly and in a timely manner. Performs miscellaneous duties as instructed by the Apartment Manager. Serves on-call and responds to pages in a timely manner when on call. Participates in Maintenance/Apartment Management meetings and furnishes reports and plans for the department. Reads all internal memos, minutes and communications. May be assigned other duties as appropriate. Qualifications High School diploma or equivalent Technical school training in plumbing, electrical and HVAC preferred Valid Driver's License, CDL preferred HVAC certification/Maintenance training Mechanical aptitude and six to seven years maintenan
