Physical Demands: Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas., Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)., Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance., Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position., Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.

Must Have
All licenses and/or certifications as required by State and Local jurisdictions, Valid driver’s license to operate a golf cart on property, Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, Ability to work inside and outside in all weather conditions, Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, Ability to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays

Design and execute marketing activities
Create and drive traffic
Implement resident referral programs
Implement employer outreach programs
Use internet marketing tools
Follow community-specific marketing plans
Track apartment availability
Record traffic and leasing activities
Manage resident and prospect data
Capture demographic information
Ensure community and show units meet standards
Inspect marketing corridor and leasing tour
Communicate maintenance needs
Merchandise show unit and amenities
Prepare leasing office
Follow-up with prospects and new residents
Ensure resident satisfaction
Finalize decisions to lease
Finalize decisions to renew
Execute lease renewal program activities
Prepare lease renewal letters
Meet with renewing residents
Contact renewing residents
Ensure lease renewal documents are signed
Respond to resident concerns
Respond to owner concerns
Take prompt action to solve problems
Document resident requests
Convey resident requests to appropriate individual
