What You'll Do.
Executes the property's marketing
and renewal strategies to achieve occupancy
and resident retention goals
Performs all activities related to leasing to new residents
Provides resident satisfaction throughout the term of the lease
Secures resident lease renewals
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals
Greets and qualifies prospects face-to-face
Conducts property tours and showing apartments
Processes applications
and criminal background checks
Prepares the lease and move-in package
Ensures a smooth resident move-in and lease signing
Completes various accounting
Performs other duties as assigned or as necessary
Designs and executes offsite marketing activities to create and drive traffic to the property
Implements resident referral and employer outreach programs
Uses internet marketing tools
social media and following other property-specific marketing plans
and interprets market and economic trends that may impact the property and recommend improvements
Keeps informed of changes in technology
industry and standards
leasing and sales tools and processes
Lease enforcement process – apartment inspections
and other processes as outlined in lease agreement and take appropriate action
Follows-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew
Executes and performs activities in support of the property's lease renewal program in advance of move-out dates
Ensures that lease renewal documents are signed and implemented on time
Responds quickly and courteously to resident and client/owner concerns and questions
Takes prompt action to solve problems and/or documents and conveys resident or other requests to the appropriate individual(s)
Responsible for safety
and general appearance and appeal of property
Reports any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents
Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office
model and more for daily leasing activities
Resolves customer complaints and issues
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results
Develops and implements short- and long-term marketing plans and goals to sustain occupancy
Follows the property's established policies related to concessions
and other programs to boost occupancy
