Eligibility Requirements

Works in an office environment but also have frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous, Must be available to work on weekends when scheduled, Must be able to perform the essential job functions unaccompanied, Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance, The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat, Intermittently required to sit and perform keyboard work, Routine local travel may be required to run business-related errands including but not limited to meetings and training, Drug-free workplace, Harassment free workplace

What They're Looking For.

Must Have

Must be available to work on weekends when scheduled, Must be able to perform the essential job functions unaccompanied, Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance, Current Valid Driver's License

Nice to Have

Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community, Communication, Presentation, and Delivery Skills with ability to connect to people at all levels, Proficiency in property management software (preferably Entrata Yardi and/or One Site)

What You'll Do.

Execute the property's marketing

and renewal strategies to achieve occupancy

and resident retention goals

Perform all activities related to leasing to new residents

Provide resident satisfaction throughout the term of the lease

Secure resident lease renewals

Greet and qualify prospects face-to-face

Conduct property tours and show apartments

and criminal background checks

Prepare the lease and move-in package

Ensure a smooth resident move-in and lease signing

Complete various accounting

Design and execute offsite marketing activities to create and drive traffic to the property

Implement resident referral and employer outreach programs

Use internet marketing tools

social media and follow other property-specific marketing plans

and interpret market and economic trends that may impact the property and recommend improvements

Keep informed of changes in technology

industry and standards

leasing and sales tools and processes

Manage lease enforcement process – apartment inspections

and other processes as outlined in lease agreement and take appropriate action

Follow-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew

Execute and perform activities in support of the property's lease renewal program in advance of move-out dates

Ensure that lease renewal documents are signed and implemented on time

Respond quickly and courteously to resident and client/owner concerns and questions

Take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s)

Work in a stressful environment

Be responsible for safety

and general appearance and appeal of property

Report any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents

Ensure that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office

model and more for daily leasing activities

Resolve customer complaints and issues

Stay informed about current market and competitor conditions that may impact the community's occupancy and sales results

Develop and implement short- and long-term marketing plans and goals to sustain occupancy

Follow the property's established policies related to concessions

and other programs to boost occupancy

Perform other duties as assigned
