### **Role Summary** This role owns the entire lead pipeline—from first contact to qualification and CRM accuracy. You are not managing people. You are doing the work: calling, texting, qualifying, updating CRM, and pushing leads forward daily. You are expected to generate leads, engage them in real conversations, qualify them properly, and maintain a clean CRM that reflects reality at all times. **This role is not for candidates who avoid outbound calls, rely heavily on scripts without adapting, or treat CRM as an afterthought.** ### **Core Responsibilities (Execution-Based)** ### **1\. Lead Generation, Verification & Qualification (Daily Pipeline Creation)** * Generate new leads daily through outbound calls, SMS, and available data sources * Verify contact details before outreach; when data is incomplete, coordinate with skip tracer to fill gaps * Qualify leads through real conversations—not just script reading—to determine intent, timeline, and opportunity * Push conversations forward with consistent follow-ups instead of waiting for leads to respond ### **2\. Cold Calling & SMS Outreach (Frontline Execution)** * Execute high-volume outbound calls using scripts as a baseline, but adjust in real-time based on responses * Handle objections and steer conversations toward meaningful qualification outcomes * Run SMS campaigns and respond quickly to engaged leads to prevent drop-off * Identify and escalate “hot” leads immediately with clear context for handoff ### **3\. CRM Ownership (REI Sift & GoHighLevel – Source of Truth)** * Update CRM immediately after every interaction—no backlog updates * Tag, categorize, and move leads through the pipeline accurately based on real status * Fix incomplete or messy records when encountered instead of skipping them * Ensure CRM is always clean enough for client review without additional preparation ### **4\.
