What They're Looking For.
Must Have
High School or equivalent training and/or work experience, Minimum six (6) months experience as a maintenance technician, Availability to work a flexible schedule any day of the week, Must score 80% or higher on pre-employment maintenance test, Ability to communicate effectively and efficiently with residents, supervisors, other staff and vendors, Must be able to read service requests and then communicate, in writing, the work that was completed in the unit
Nice to Have
Certified Pool Operator certification preferred, Previous plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance experience, HVAC knowledge and EPA certification, if necessary, Previous hotel, commercial and/or apartment maintenance experience preferred
What You'll Do.
Maintain and care for equipment
Complete emergency repairs
Document replacement of appliances
Track systems repairs
Track apartment painting
Track refrigerator coil cleaning
Track carbon monoxide checks
Track other major repairs
Maintain adequate inventory supply level
Ensure service shop is clean and organized
Perform daily pool/spa inspections
Ensure proper water chemistry
Ensure cleanliness of pool/spa area
Ascertain needed repairs or improvements
Keep premises supplied with cold and hot water
Keep premises heated and cooled
Perform routine maintenance and repair on air conditioning
Note building deficiencies or needs to Supervisor in
Adhere to established policies related to fair housing
Maintain confidentiality of co-workers
Assist Helper A Trainee
Use own labor to perform carpet cleaning
Use own labor to perform apartment cleaning
Use own labor to perform interior painting
Schedule/contract vendors to perform apartment turnover services

The Helper A helps to safeguard the interests of the owners by maintaining the physical condition of property and equipment according to company guidelines and standards, and protecting the property and equipment from damage, loss, and deterioration. This position assesses and may help to direct the maintenance staff and make recommendations to ownership regarding cost containment and asset preservation. • Maintains and cares for equipment as may be necessary for its continuous operation. Completes emergency repairs as may be required to prevent damage or deterioration. • Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and carbon monoxide checks, and other major repairs. • Maintains an adequate inventory supply level while ensuring service shop is clean and organized. • Performs daily pool/spa inspections (in season) to ensure proper water chemistry and cleanliness of pool/spa area, and to ascertain needed repairs or improvements. • Keeps premises supplied with cold and hot water at all times.
