Responsibilities * Maintains all community grounds by keeping common areas, entrances, breezeways, curbs, and streets clean, debris‑free, and inspection‑ready throughout the day. * Manages trash and waste areas including emptying common‑area bins, cleaning trash chutes, running and maintaining the compactor, and occasionally clearing obstructions from the hopper. * Supports amenity upkeep by testing and logging pool/spa chemicals, arranging furniture, cleaning decks, maintaining grills, raking picnic areas, and ensuring car wash equipment is functional. * Handles seasonal and safety tasks such as removing snow and ice, clearing hazards, and keeping all building entrances and walkways safe and accessible. * Assists with maintenance operations by supporting the Maintenance Manager with various tasks, reporting issues needing attention, and delivering items to residents as needed. * Secures and manages equipment ## Qualifications Requirements: * Valid drivers license (free from major moving violations) and dependable transportation. Physical Requirements: * Must be able to use various hand tools and test equipment. * Must be able to bend, stoop, and kneel for extended periods of time. * Must be able to push and pull up to 300 pounds on wheels * Must be able to lift up to 50 pounds. * Must be able to climb ladders of up to 40 feet i
