Must Have

4 - 6 years experience in facilities or operations management, Experience managing supplier and vendors with contract management, Experience utilizing union vendors, working knowledge of commercial MEP systems, specifically HVAC, plumbing, fire and life safety systems, and electrical distribution networks, Excellent communication, organization and writing skills

Nice to Have

AA or BA degree, One or more of the following certifications preferred: Building Operations Facilities Management certifications

What You'll Do.

Managerial oversight of facilities services

vendors and asset management across a portfolio of buildings within a territory.

Managing the field relationship with the third-party provider responsible for facilities and cleaning related work.

Maintaining base building property manager relationships

acting as the on-site representative on the lease for each building in the portfolio.

Overseeing third-party vendors in the areas of Cleaning and Facilities

Energy and Sustainability

and Capital Improvements

monitoring operational expense and performance.

Acting as the single point of contact for their assigned buildings

Maintaining supplier and vendor performance of quality and cost across the portfolio.

Approving and maintaining budget for Incremental Service Requests outside of standard contract.

Coordinating with vendors for emergency and incident management planning.

Working with external vendor to complete in-Building audits.

Acting as the liaison and single point of contact between the Community Management team and the building’s Property Management team for any escalated issues.

Working in strategic partnership with the Community Manager and Product Project Manager to ensure the efficient planning and implementation of both break-fix and CAPEX projects.

Conducting comprehensive operational management walkthroughs across all buildings to evaluate the current status and condition

and identify critical projects for maintenance and improvement.

Conducting weekly reviews of Salesforce data reports

analyzing Community walkthrough findings to measure the impact of implemented cleaning and R&M improvements

and providing actionable insights.

Developing and executing comprehensive preventive maintenance plans for all building equipment and appliances.

Monthly monitoring of facilities budgets and spending to ensure alignment with work objectives and expense control.

Managing Global and Regional Projects rollouts to locations and suppliers including HSE

Energy/Sustainability

and Capital Improvements.

Managing portfolio large-scale maintenance projects including Capital Improvement support.

Representing WeWork’s business during openings process

participating in building opening hand over and punch list completion.

Project managing HQ by We and Enterprise special requests.

Ensuring Fire & Life Safety & local code compliance

and H&S Standards Survey.

Managing capital project implementation and execution

Forecasting long term programs and upgrades needed.

Working with vendors and Procurement’s Dpt. to Increase operational effectiveness & efficiency of buildings and infrastructure.

Monitoring governance and cost-saving initiatives.

Supporting vendor technology changes and integration.

Ensuring completion of punch list prior to building openings in order to transfer operations to Supplier.

The Facilities Manager will be responsible for managing the field relationship with the third-party provider responsible for facilities and cleaning related work, including but no limited to related projects of any operational and facilities scope, and will maintain base building property manager relationships, acting as the on-site representative on the lease for each building in the portfolio. This role will report directly into the Area Director. The Facilities Manager is responsible for overseeing third-party vendors in the areas of Cleaning and Facilities, Health and Safety, Security, Energy and Sustainability, and Capital Improvements, monitoring operational expense and performance.
