Oversee the daily operations of all building systems, including HVAC, electrical, plumbing, life safety, and security. . Develop and implement a preventive maintenance program to minimize downtime and extend the life of equipment. . Manage and coordinate all repairs, renovations, and refurbishment projects. . Ensure the facility is clean, well-maintained, and presents a professional image. **Vendor & Contract Management:** . Source, negotiate with, and manage contracts for external vendors, including janitorial, security, landscaping, and maintenance services. · Monitor vendor performance to ensure service level agreements (SLAs) are met. . Manage the facility budget and control expenses related to utilities, supplies, and services. **Health, Safety & Compliance:** . Ensure the facility complies with all local, state, and federal health, safety, and environmental regulations (e.g., OSHA, Fire Codes). . Conduct regular facility inspections and risk assessments. . Act as the primary point of contact for emergency preparedness and response, including creating and implementing emergency procedures. · Manage waste disposal and recycling programs. **Space Management & Projects:** . Plan and coordinate office moves, additions, and changes to the workspace (office ergonomics). . Assist in managing space allocation and layout planning to maximize efficiency. · Oversee small to medium-scale construction and renovation projects on time and within budget. Required: .
