What They're Looking For.
Must Have
Degree / Diploma in Electrical/Mechanical /Civil /Marine Engineering OR equivalent, min 7 to 8 years of working experience in Facility Industry /Real Estate
Nice to Have
Residential experience will be preferred
What You'll Do.
Manage daily operations at the site
Ensure technical services meet client requirements
Oversee electromechanical operations and maintenance
Develop/maintain asset maintenance and safety procedures
Ensure signoffs for attendance and cost sheet submission
Submit client approved cost sheet to Brightstone office
Follow up for invoice from Brightstone office
Submit invoice to client and follow-up for payments
Oversee building systems including fire/life safety
Document assets under asset list/tracker
Document and check assets under defect liability period
and develop shift engineers and maintenance staff
Formulate budgeting controls and monitor SLAs & KPIs
Maintain service level agreements and performance indicators
Ensure timely renewal of agreements and invoice follow-ups
Oversee vendor quotations and invoices
Manage Engineering operational accounts for buildings
Implement Asset specific maintenance and safety procedures
Ensure planned preventive maintenance (PPM) is timely carried out
Suggest and implement improvements for preventive maintenance
Coordinate with contractors
tenants and engineers
Maintain service /repair contracts
Conduct risk/root-cause analysis for system failures
Create corrective /preventive action plan
Implement inventory control programs for parts
Assess building operations and mitigate risks
Conduct regular inspections of MEP equipment
Ensure compliance with codes and regulations
Coordinate and maintain as-built drawing library
Create emergency response plan and participate in drills
Maintain engineering and other reports like DMR and MMR
Work with regional RO / HO / SME/ Training teams
Facilitate services under 'No Safety No Work'
Understand safety and environmental concerns
