Maximize customer shopping experience and tenant sales
Oversee all operational functions
Oversee onsite maintenance
Develop 5-year capital plan
Execute against projected capital plans
Oversee Preventative Maintenance of equipment
Ensure property safety systems are up to code
Conduct daily walk-through’s of the property
Respond rapidly to operational issues
Assist in management of procurement
Manage Property Operating expenses within budget
Effectively manage negative financial variances
Assess physical assets of the property
Prioritize capital projects
Manage work process for capital projects
Develop scope of work
Evaluate contractor submissions
Develop service agreements
Oversee contracted work
Assure project completion
Deliver required documentation
Manage preventative maintenance program
Oversee repair or construction work

Ensure adherence to Purchasing Policy

Maintain a safe environment

Full Job Description
**Job Location:** The Shops at Riverside **PRIMARY PURPOSE:** The Operations Director Center is responsible for maximizing the customers shopping experience and tenant sales by ensuring a clean, well maintained, safe, and friendly and aesthetically pleasing environment, and asset preservation and enhancement while ensuring implementation of all Simon standards. The Operations Director will oversee all operational functions, projects, construction, and contracted services at the center among other things. Therefore, the Operations Director oversees the onsite maintenance, grounds keeping and custodial teams. **PRINCIPAL RESPONSIBILITIES:** _The successful candidate’s responsibilities will include, but not be limited to:_ * Develop 5-year capital plan to continue to maintain and enhance the property assets and execute against projected capital plans * Oversees Preventative Maintenance of equipment and record keeping/related logs * Ensures property safety systems are up to code, maintained and inspected * Conduct daily walk-through’s of the property to ensure physical assets are in best possible operating condition. Respond rapidly to any operational issues uncovered in property inspections * Assist in the management of procurement and application of all goods and services within annual CAM and Capital Expenditure budget * Manage Property Operating expenses within or below budget levels. Effectively manage negative financial variances to overcome or minimize loss within Property Operating budget * Conduct regular property inspections and assess the physical assets of the property. Prioritize capital projects to reflect critical needs and affordability * Manage the work process for both capital projects and ongoing services – including developing scope of work, request for proposal, evaluating contractor submissions/bids, developing service agreements, overseeing contracted work, work inspections, assuring project is completed in accordance with terms of service agreeme
