What You'll Do.
Manage RE Portfolio across APAC region
Monitor and mitigate portfolio risk
Enhance governance and provide efficiencies
Build portfolio strategies to optimize portfolios
Leverage internal JLL resources and tools
Assemble relevant data and interact with stakeholders
Define space requirements and recommend occupancy solutions
Negotiate contract terms on behalf of clients
Prepare critical lease events tracker
Initiate projects on time
Carry out lease transaction or exit
Prepare materials for transaction process
Prepare rent budgets and stay versus go analysis
Maintain transaction information and compliance evidence
Communicate status of active transactions
Review lease agreements and ensure standard clauses
Verify stamp duty and registration charge
Coordinate registration
Complete transaction close outs
Assess performance against success measures
Support regional reporting
Prepare commission forecasts
Present recommendations to client stakeholders
Assess cost optimization opportunities
Understand client's real estate portfolio goals
Identify opportunities and risks
Develop knowledge of multi country real estate
Manage process to renew leases

The candidate will work with our clients as well as account leads to monitor and mitigate portfolio risk, enhance governance, provide consistency and efficiencies, while proactively building portfolio strategies to optimize portfolios and reduce costs. The candidate will need to leverage internal JLL resources and tools to introduce and integrate best market practices; work closely with internal, external and service provider teams to assemble relevant data and information; and interact with internal and external stakeholders to solicit their feedback to refine and finalize the strategies and develop portfolio strategies across the regions. Paradigm of portfolio strategies are: • Scenario or Metro plans, as relevant, for a city or combination of cities to identify opportunities for portfolio rationalization, in view of intrinsic business, and extrinsic market factors. • Lease vs own recommendations for an asset or a portfolio of assets The candidate needs to work with local brokers to help our clients define space requirements, identify suitable alternatives, recommend appropriate occupancy solutions, and negotiate contract terms on their behalf – all guided by data and analytics to provide relevant insights.
