5 plus years of related experience, at least two years of people management experience, Ability to read and understand the business terms of an office lease, Analytical, problem solving and decision-making skills, Proven ability to organize, prioritize, and offer creative solutions in a fast-paced environment, Excellent verbal and written communication ability, interpersonal skills necessary for building and maintaining business relationships, Exposure to the methods, materials, tools, and equipment used in basic building maintenance such as HVAC, plumbing, and cleaning, Proficient with Microsoft MS Word, Excel, and PowerPoint, Smartsheet, Visual Lease, or similar

Nice to Have

Previous experience with AutoCAD or other CAFM software

What You'll Do.

Manage real estate and facilities activity

Implement corporate real estate strategy

Ensure facility operates efficiently and cost-effectively

Create and monitor budgets

Negotiate leases and renewals

Develop and enforce facility policies

Evaluate vendor services and contracts

Manage facilities personnel productivity and development

Interface with and manage relationships with landlords

Approve payment of all real estate and facilities vendor invoices

Anticipate long-range facility needs

Partner with HR and Business leads to determine space requirements

Determine optimal physical layouts

Oversee maintenance of company facilities and equipment

and manage facility moves

Ensure accurate accounting and reporting of real estate obligations

Maintain facility access control systems

Ensure physical security and adherence to policies

Ensure emergency preparedness

Work with Sr Director

Finance on CapEx projects

This person will collaborate with employees at all levels to implement corporate real estate strategy and ensure each facility operates efficiently and cost-effectively. This individual will create and monitor budgets, negotiate leases and renewals, develop, and enforce facility policies, evaluate vendor services, and contracts, and manage the productivity and professional development of facilities personnel. ## **Your Impact** The Associate Manager, Facilities will report to the Sr Director, Finance and will be based in our Houston, TX office, with responsibility for leading the Houston Facilities team as well as the Mexico City Facilities team. * Demonstrate a customer first mindset when interacting with all stakeholders, both internal and external to the company. * Interface with and manage relationships with landlords, brokers, property managers, real estate contractors, and facilities vendors/suppliers. * Develop departmental budget and monitor expenses. * Approve payment of all real estate and facilities vendor invoices in region. * Anticipate long-range facility needs by partnering with HR and Business leads to determine space requirements, projected growth, and to determine optimal physical layouts for office space, equipment, and furniture. * Oversee the maintenance of company facilities and eq
