Assistant building superintendent performs basic building operations on a day-to-day basis and on planned schedules including inspection of the readiness of the buildings and premises before the commencement ## Duties and Responsibilities of Assistant Building Superintendent * Assist and cooperate with Building Superintendent to operate and manage the building businesses * Receive works assignments from FM Operation Manager and Building Superintendent * Collects rent from tenants. * Check the outsourced manpower * Supervise and inspect the performance of the outsourced company and contractors to comply with the agreement * Monitor and immediately reports any abnormal affairs and incident to the superior * Participate in the training by outsourced companies * Maintains parking permits. * Completes purchase orders. * Takes packing and delivery slips to the building manager. * Responds to tenant requests for repairs and keeps a journal of completed work. * Keeps building grounds and common areas clean and in safe condition. * Ensures that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner. * Ensure entrances, walkways and stairways clear and clean * Performs regular inspections of all common areas. * Responds to emergency calls. * Coordinates with contractors or repair crews for work that is outsourced. * Supervises the work of unskilled laborers. ## Required Knowl
